Job summary

Gorman & Company is hiring a full-time Maintenance Technician for our 175-unit affordable housing community, Orton Keyes, in Rockford, IL. The role involves hands-on maintenance across plumbing, electrical, HVAC, and appliance systems, plus exterior care and on-call coverage to keep residences safe and comfortable.

The ideal candidate has at least two years of related experience, a high school diploma, and a willingness to participate in on-call rotations. EPAHVAC Type II preferred.

Qualifications

• Two years of experience in property management maintenance or related role.
• Working knowledge of plumbing, electrical, basic HVAC, and appliance repair.
• Reliable transportation and valid driver''s license.
• Ability to participate in on-call emergency rotation.

Responsibilities

• Complete daily maintenance and repairs for plumbing, electrical, HVAC, and appliances.
• Maintain exterior and assist with seasonal prep (fall cleanup, snow removal).
• Perform daily property walks to keep areas clean, safe, and presentable.
• Respond promptly to routine and emergency maintenance requests.
• Prepare vacant apartments for new residents using make-ready checklists.
• Inspect buildings and grounds to maintain safety, cleanliness, and curb appeal.
• Maintain common areas, exterior spaces, and grounds.
• Communicate with vendors and contractors.

What You'll Be Doing:

• Complete daily maintenance and repairs for plumbing, electrical, HVAC, and appliances.
• Maintain exterior of the property along with tackling seasonal prep such as fall cleanup or snow removal.
• Perform daily property walks to keep everything clean, safe, and looking sharp.
• Respond promptly to routine and emergency maintenance requests when assigned.
• Prepare vacant apartments for new residents using make-ready checklists.
• Inspect buildings and grounds to maintain safety, cleanliness, and curb appeal.
• Maintain common areas, exterior spaces, and grounds.
• Communicate with vendors and contractors.

What You'll Bring:

• Minimum of two years of previous experience in property management maintenance, building maintenance, or related trade.
• Working knowledge of plumbing, electrical, basic HVAC, and appliance repair.
• Reliable form of transportation to get to work each day.
• Valid driver's license and ability to meet insurability requirements.
• Ability to participate in the on-call emergency rotation schedule.
• Strong customer service skills with a resident-first mindset.
• High school diploma or equivalent required.
• HVAC-EPA (Type II), or EPA Universal preferred.
