Job summary

Gorman & Company in Moline, IL is seeking a Maintenance Technician to support two affordable housing communities, Moline Enterprise Lofts and Garfield School. You will handle daily maintenance across plumbing, electrical, HVAC, and appliances, perform make-ready tasks, and conduct safety walks.

Qualifications

• Minimum of two years of maintenance experience in property management or related trade.
• Working knowledge of plumbing, electrical, basic HVAC, and appliance repair.
• Valid driver's license and ability to meet insurability requirements.
• Ability to participate in on-call emergency rotation.
• Strong customer service skills with a resident-first mindset.
• High school diploma or equivalent required.
• HVAC-EPA (Type II), or EPA Universal preferred.

Responsibilities

• Complete daily maintenance and repairs for plumbing, electrical, HVAC, and appliances.
• Maintain exterior of the property along with tackling seasonal prep such as fall cleanup or snow removal.
• Perform daily property walks to keep everything clean, safe, and looking sharp.
• Respond promptly to routine and emergency maintenance requests when assigned.
• Prepare vacant apartments for new residents using make-ready checklists.
• Inspect buildings and grounds to maintain safety, cleanliness, and curb appeal.
• Maintain common areas, exterior spaces, and grounds.
• Communicate with vendors and contractors.
