RPM Living is seeking a Maintenance Technician to perform general maintenance and keep interior and exterior common areas clean. You will handle custodial duties, grounds work, basic landscaping, unit make-ready, and safety-compliant repairs on-site at our community.

Qualifications

• High school diploma or GED – Preferred.
• At least 1 year of experience in maintenance or related field, preferred.
• General knowledge in skilled trades including construction/installation, repair, and maintenance, drywall, basic carpentry, and make-ready.
• Ability to work efficiently and meet deadlines.
• Good organizational skills and attention to detail.

Responsibilities

• Perform regular custodial duties around the property and maintain the common areas, including sweeping, mopping, vacuuming, dusting, and removing trash.
• Complete grounds work as directed by Maintenance Manager and/or Community Manager including trash pickup, power washing, and debris removal.
• Thoroughly clean breezeways, power wash, and wipe down doors and handrails.
• Execute basic landscaping: trimming, watering, irrigation monitoring, and pruning.
• Assist in make-ready units, removing trash from vacant apartments prior to make-ready.
• Operate equipment such as power washer, blowers, floor scrubbers, carpet cleaner, sweepers, and golf carts.
• Assist in pool maintenance and basic pool care.
• Respond promptly to emergency on-call and after-hours maintenance assignments.
• Complete work orders within 24-48 hours and update records; set completion expectations.
• Perform repairs to maintain aesthetics and structural integrity; address damage promptly.
• Ensure compliance with OSHA regulations and safety/environmental laws; report supply needs and maintain shop.
