Job summary

RPM Living is seeking a Maintenance Technician to handle general maintenance and keep common areas clean on-site at our Texas communities. This role requires physical work and attention to safety.

You will perform custodial tasks, grounds work, basic landscaping, make-ready prep, and operate power washers, floor scrubbers, and other equipment. Timely completion of tasks and coordination with the Maintenance Manager are essential.

Qualifications

• High school diploma or GED preferred.
• At least 1 year of maintenance experience.
• Knowledge of trades including construction/installation, drywall, basic carpentry, and make-ready.
• Ability to work efficiently and meet deadlines.
• Good organizational skills and attention to detail.

Responsibilities

• Perform custodial duties and maintain common areas (sweeping, mopping, vacuuming, dusting, trash removal).
• Complete grounds work as directed by Maintenance Manager (trash, power washing, blowing, debris removal).
• Thoroughly clean breezeways and door/handrail areas.
• Assist in make-ready units and prep vacant apartments.
• Operate equipment: power washer, floor scrubbers, carpet cleaner, sweepers, golf carts.
• Assist in pool maintenance and basic chemical adjustments.
• Respond to emergencies and complete work orders within 24–48 hours.
• Ensure OSHA and safety policy compliance.
