Maintenance Technician III – State: Maryland, City: Baltimore, Zip: 21202 – Total Base Pay Range $64,500.00 – $87,500.00

Overview

We are looking for a skilled Lead Maintenance Technician to maintain and enhance our apartment communities, ensuring safety, comfort, and exceptional resident experience.

Responsibilities

• Diagnose and repair problems in HVAC, electrical, plumbing, appliances, carpentry, emergency systems, flooring, hardware, masonry, painting, water features, and waste management systems.
• Create, organize, and complete work orders and general maintenance tasks in a timely manner.
• Prepare vacant units and garages for rent‑ready status, performing turnkey work such as cleaning, carpet cleaning, appliance repair, caulking, and painting.
• Train, mentor, and oversee Maintenance Technicians I and II, including conducting apartment preventive maintenance.
• Inspect community grounds and buildings daily to identify maintenance needs.
• Maintain an incident‑ and injury‑free safety culture while following all safety policies and procedures.
• Perform hot works, including brazing, soldering, and welding when applicable, within company standards.
• Respond to service requests and repairs on an on‑call schedule in rotation with the team each month.

Qualifications

• 3+ years of maintenance experience with HVAC, plumbing, electrical, and general repair skills.
• Valid driver’s license.
• HVAC CFC certification required (or willingness to obtain).
• Strong customer‑service communication skills.
• Ability to read and apply work policies and procedures (Key Control, Apartment Turnover, Emergency policies).
• Knowledge of cleaning and chemical safety, Hazard Communication Safety Data Sheets, and personal protective equipment.
• Basic understanding of emergency systems, shut‑offs, locations, and operation sequences.
• Familiarity with paint types and tools.
