Responsibilities
JOB SUMMARY / PURPOSE
Repairs, maintains, and operates HVAC, plumbing, and electrical systems, as well as performs routine maintenance with limited to no supervision.
ESSENTIAL KEY JOB RESPONSIBILITIES
- Performs assigned tasks according to the requirements of their particular craft or trade.
- Participates in training programs including personal development, safety education, and technical advancement, maintaining a professional attitude towards development.
- Operates project HVAC equipment such as boilers, chillers, air handling units, and computerized environmental control systems under the direction of the leader.
- Maintains project HVAC equipment including boilers, chillers, air handling units, and computerized environmental control systems under the direction of the leader.
- Operates, maintains, and tests project life/safety systems including emergency power, sprinkler, fire alarm, and medical alarm systems.
- Responds to tenant requests promptly, including HVAC, plumbing, electrical, and miscellaneous needs, maintaining accurate logs.
- Analyzes special projects from property management and the leader, such as tenant construction, cost-saving proposals, and manpower needs.
- May be required to work extended hours during emergencies.
Qualifications
Required Education and Experience:
- High School Diploma/GED
- Trade school graduate or eight (8) years of experience
- Four (4) years of related maintenance experience
Required Knowledge, Skills, Abilities, and Training:
- Ability to correctly use chemicals, supplies, and tools assigned
- Ability to work well with the public and colleagues
- Computer literate
- Ability to wear PPE
- Physical abilities such as lifting up to 50 lbs., climbing, and squatting
