Responsibilities:

1. Repairs, maintains, and operates HVAC, plumbing, and electrical systems with limited supervision.
2. Participates in training programs including personal development, safety education, and technical advancement.
3. Operates project HVAC equipment including boilers, chillers, air handler units, and computerized environmental control systems under supervision.
4. Maintains project HVAC equipment and participates in testing of life/safety systems such as emergency power, sprinkler, fire alarm, and medical alarm systems.
5. Responds to tenant requests related to HVAC, plumbing, electrical, and miscellaneous needs, maintaining accurate logs.
6. Analyzes special projects from property management including tenant construction, cost-saving proposals, and manpower development.
7. May be required to work extended hours during emergencies.

Qualifications:

• High School Diploma/GED or trade school graduate, or eight years of relevant experience.
• Four years of related maintenance experience.
• Ability to use chemicals, supplies, and tools correctly.
• Ability to work well with the public and other employees.
• Computer literate.
• Ability to wear PPE and perform physical tasks such as lifting up to 50 lbs., climbing, and squatting.
