A Brief Overview

The Maintenance Technician II provides general and specialized maintenance to rental housing. This position may also perform work to prepare rental units during change of occupancy. This role is a valuable member of the maintenance team and is responsible for checking, troubleshooting, and making routine repairs in areas such as air conditioning, water heaters, plumbing, painting, carpentry, and other building maintenance tasks. The position involves frequent outdoor work in all weather conditions, as well as in attics, crawl spaces, and other tight spaces depending on the maintenance requirement.

What You Will Do

  1. Respond to service requests regarding furnaces, air-conditioning systems, appliances, water heaters, solar collection, disposals, plumbing, carpentry, painting, and other maintenance items.
  2. Perform skilled work in trades such as HVAC, plumbing, electrical, appliance repair, or locksmith, requiring advanced knowledge and troubleshooting skills.
  3. Maintain equipment like tools, gauges, Freon recovery systems, snakes, drills, etc., ensuring they are in good repair and safe to use.
  4. Follow proper use of equipment, chemicals, and personal protective equipment (PPE).
  5. Adhere to an established preventive maintenance program for heating and ventilation systems, including filter replacements.
  6. Assist in making ready vacated units, including painting, sanding, flooring, drywall repair, fixture replacement, and exterior work as needed.
  7. Perform emergency maintenance such as sewage backups, water line repairs, fire damage, water leaks, and appliance repairs.
  8. Ensure unsafe conditions are corrected promptly.
  9. This position may require driving a company or personal vehicle to conduct work.

Qualifications

  • High School Diploma or GED, with advanced training or certification, or a degree/journeyman license in building maintenance, or relevant experience.
  • 4-6 years of residential maintenance experience.
  • Strong knowledge of building maintenance and specialized skills in trades such as electrical, HVAC, plumbing, appliance repair, or locksmith.
  • Ability to work outdoors in all weather, lift up to 50 pounds regularly, and perform physical work.
  • Attention to detail, team-oriented, with good communication skills.
  • Basic computer skills.
  • Valid driver’s license and EPA certification within 180 days.
