Richman Property Services, Inc. in Tampa, FL, is seeking a full-time Maintenance Technician 1 for Grande Oaks, a 168-unit community. This role focuses on daily repair and upkeep, vacancy preparation, and responsive service to residents.

You will own tasks from safety compliance to tool inventory, with a daytime schedule and weekend rotation. EPA license preferred; sponsorship possible. Benefits include health coverage, holidays, and a 401(k) plan.

Qualifications

• High school diploma or GED required; industry-related courses preferred.
• EPA 608 Type I/II or Universal Technician license strongly preferred.
• Experience in maintenance and general repair at multi-family properties preferred.

Responsibilities

• Perform daily repair and upkeep of the property.
• Prepare vacant units for occupancy within established deadlines.
• Manage service requests and ensure timely completion.
• Maintain compliance with OSHA standards and applicable regulations.
• Oversee inventory and care of tools and equipment.
• Complete required tasks such as training, logs, and reports in a timely manner.
• Uphold company policies and provide exceptional customer service.
• Seek educational opportunities for personal growth and development.
• Assist with property preventative maintenance planning.
• Collaborate on maintaining curb appeal and grounds maintenance.
• Perform on-call duties and occasional overtime.

Richman Property Services, Inc. is seeking a full-time Maintenance Technician 1 to join our team at Grande Oaks, a 168-unit multi-family residential community located in East Tampa at 2604 E Hanna Ave, Tampa, FL 33610. What We Offer

• Competitive base hourly pay, $40.00 monthly personal cell phone allowance, and automatic quarterly pay increases every 3 months after the initial 90-day period
• Daytime schedule, Monday through Friday, 8:00am to 5:00pm with a one-hour lunch break; weekend rotation required

What You'll Do

• Collaborate on maintaining curb appeal and cleanliness of buildings and grounds
• Perform on-call duties and occasional overtime

What You Bring

• High school diploma or GED required; industry-related courses preferred
• Minimum of two (2) years of maintenance and general repair experience, or Groundskeeper roles at multi-family properties
• Proficiency in maintenance tasks including carpentry, electrical, plumbing, painting, curb appeal, and more
• Must own basic tools as allowed by state laws
• Knowledge of local, state, and federal laws, including Fair Housing Laws
• Strong organizational skills and the ability to work independently
• EPA Section 608 Type I and II, or Universal Technician license, strongly preferred. If you do not have your EPA but possess the right skills, experience, and drive, RPS may sponsor and pay for your EPA certification within your first 75 days
• Valid Driver's License required (golf cart and on-call), verified during background check
• Proficient in English for communication and record-keeping purposes
