Job summary

ZRS Management, LLC is seeking a Maintenance Technician in Sandy Springs, GA to perform skilled maintenance across plumbing, electrical, HVAC and appliances, including turnover work and common area care. You will report to the Property Manager and support a safe, well-maintained community.

The role emphasizes timely repairs, safety, and on-call availability to address resident needs, with a path toward supervisory advancement.

Qualifications

• Must have valid driver's license with acceptable driving record & proof of automobile insurance coverage.
• HVAC certification preferred.
• Maintenance experience & knowledge in plumbing, electrical, HVAC and appliances.
• Ability to lift heavy objects.
• Ability to communicate clearly with the residents.
• Strong time management skills and attention to detail.
• Ability to adapt to change calmly.
• Willing to work on-call hours.

Responsibilities

• Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.
• Perform apartment turnover maintenance in three to five business days and turnover checklist completion.
• Turnover maintenance includes installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other repairs.
• Common area maintenance including sweeping, mopping, vacuuming, trash, pressure washing, windows cleaning.
• Monitor building exterior for roof, siding, shutters issues.
• Help maintain preventive maintenance program for area of responsibility.
• Ensure safe condition of all equipment or structures in area of expertise.
• Enter new tools or equipment into inventory.
• Keep work area clean and orderly.
• Observe all safety rules.
