Job summary

Sun Communities, Inc. is seeking a Maintenance Technician to perform routine and preventive maintenance across our communities.

This on-site role covers home/building repairs, grounds upkeep, and reliable operation of utilities while delivering excellent resident service. You will handle snow removal, lawn care, basic plumbing and electrical tasks, report issues, and support contractors to keep properties safe and inviting.

Qualifications

• High School Diploma or GED (Required)
• 6 months in previous maintenance experience in the apartment or manufactured housing industry (Preferred)
• 6 months in snow removal experience, including operating a plow truck (if applicable) (Preferred)
• 6 months in demonstrated knowledge of and broad experience in general maintenance techniques and repair work (Preferred)
• Ability to endure fluctuations in temperatures as working conditions require constant outdoor work
• Must have a valid driver's license
• Ability to work well independently as well as on a team
• Must be able to lift at least 50 lbs
• Basic computer proficiency, including the ability to use email and the internet
• Ability to work an on-call schedule
• Proficient skills in operating various hand tools, power equipment, and commercial machinery
• Ability to provide legible written reports
• General knowledge of plumbing, electrical, and grounds maintenance

Responsibilities

• Ensures trash/debris is picked up daily from common areas and streets.
• Empties common area trash containers as needed.
• Completes minor repairs to rental homes and facilities as needed.
• Inspects irrigation system regularly to ensure it is working properly, repairs as needed.
• Maintains vacant sites, including strap-downs and removal of trash and debris.
• Removes snow from community streets, parking lots, building entrances and other areas Sun is responsible for maintaining, where applicable.
• May include using a truck with a plow, spreading salt, snow blowing, and/or shoveling.
• Ensures lawns are manicured appropriately, treats for weeds, plants flowers/shrubs, spreads mulch, trims hedges, and removes damaged tree limbs.
• Ensures all community streets and public access routes are free of hazards.
• Performs water testing and maintenance on water/sewer systems or meters as applicable.
• Reports maintenance issues to the manager.
• Completes checklists of physical condition before/after resident occupancy.
• Maintains community presentability and adheres to curb appeal standards.
• Cleans building facilities and assists with supervision of service contractors.
• Inspects playgrounds, pool/spa, and recreational amenities for condition and minor repairs.
• Assists with move-in/move-out spotting of homes.
• Maintains community pools and vehicles/equipment.
• Follows safety procedures while operating vehicles and relocating supplies.
• Performs other duties and special projects as assigned.
