Maintenance Technician - Floater (Maintenance)

Individuals in this role contribute by maintaining amenities and apartment interiors, preparing units for new residents, and ensuring the upkeep of occupied apartments.

This opportunity is suitable if you have experience with painting, plumbing, electrical work, appliance repair, and carpentry. Knowledge of landscaping, troubleshooting, and irrigation repairs is also required. Maintaining curb appeal is essential to providing an attractive environment.

Candidates should have strong communication skills to address resident needs, be able to work independently with urgency, and be solutions-oriented. Willingness to learn new technology is essential.

Certifications may be required for HVAC and pool maintenance tasks.

Pay is commensurate with experience.

ESSENTIAL FUNCTIONS:

  1. Follow checklists, schedules, service requests, and instructions.
  2. Prepare apartments for new residents, including repairs and ensuring all checklist items are completed.
  3. Respond to service requests, perform routine repairs, and escalate complex issues as needed, ensuring safety and quality standards.
  4. Paint interior and exterior surfaces, including fixtures, walls, and other structures, ensuring aesthetic standards are met.
  5. Maintain grounds by trash removal, pressure washing, cleaning exteriors, and ensuring overall cleanliness.
  6. Perform pool maintenance, including cleaning and chemical treatments, under supervision or certification.
  7. Inspect and repair irrigation systems, and maintain signs and markings.
  8. Conduct preventive maintenance routines such as changing filters, batteries, and light bulbs.
  9. Assist with moving appliances, emptying vacated units, and making keys.
  10. Conduct move-in/move-out inspections and orient residents on appliance use.
  11. Maintain property grounds, report hazards, and restock supplies.
  12. Track service requests using the computer system.
  13. Be available for on-call duties, including nights and weekends.
Knowledge and Experience
  • High School Diploma or GED required.
  • Basic mechanical knowledge required.
  • Certifications for pool operation and HVAC chemicals may be required.
  • Must be able to speak, read, and write English.
  • Preferably, over one year of relevant experience.
