Maintenance Technician - Floater (Maintenance)

This role involves maintaining amenities and apartment interiors, preparing units for new residents, and upkeeping occupied apartments.

This opportunity is ideal if you have experience in painting, plumbing, electrical, appliance repair, and carpentry. Knowledge of landscaping deficiencies, troubleshooting, and irrigation repairs is also required to maintain curb appeal.

Candidates should possess strong customer service skills, communicate clearly and empathetically, work independently with urgency, and be solutions-oriented. Willingness to learn industry-leading technology is essential.

Certifications may be required for HVAC and pool maintenance tasks.

Pay is commensurate with experience.

ESSENTIAL FUNCTIONS:

  1. Follow checklists, schedules, service requests, and instructions.
  2. Prepare apartments for new residents, including repairs and ensuring checklist completion.
  3. Respond to service requests, perform routine repairs, and escalate complex issues appropriately.
  4. Paint interior and exterior surfaces, patch drywall, and ensure aesthetic standards are met.
  5. Maintain grounds by trash removal, pressure washing, and cleaning exteriors.
  6. Clean and maintain pool and deck, including chemical treatments if certified.
  7. Inspect and repair irrigation systems, and perform minor preventive maintenance routines.
  8. Assist with moving appliances and conducting move-in/move-out inspections.
  9. Maintain grounds, report hazards, and manage supplies.
  10. Track service requests and complete records in the system.
  11. Be available for on-call duties, nights, and weekends.
Knowledge and Experience
  • High School Diploma or GED required.
  • Basic mechanical knowledge required.
  • Certifications in Pool Operation and EPA chemicals may be required.
  • Ability to communicate effectively in English.
  • Preferably over one year of relevant experience.
