Job summary

Arbor Management is seeking a Maintenance Technician for Summers/Mercer Manor, part of Summers Housing Apartments. The role reports to the Property Manager and requires on-call availability to address maintenance needs across the site.

Responsibilities include repairs, preventative maintenance, unit turnover, and inspections of security, alarm and fire systems. Candidates should have a high school diploma and basic mechanical skills, with ability to lift heavy equipment and work independently.

Qualifications

• High School Diploma or Equivalent, Prior maintenance and/or construction experience required; Must have Basic mechanical skills; and ability to work independently.
• Ability to lift heavy equipment such as snow blowers, lawn mowers, and carpet cleaning machinery.
• Must pass Competency Maintenance Test.
• Knowledge of mechanical systems and equipment, HVAC, carpentry, painting; Electrical troubleshooting & Plumbing proficiency also required.

Responsibilities

• Perform repairs, troubleshooting, and preventative maintenance.
• Maintain and improve operating condition, quality, and integrity of all building systems and building appearances.
• Unit turnover; painting, carpentry, plumbing, major appliance repair, electrical issues.
• On-call hours required.
• Assist in training janitorial or new personnel; Conduct maintenance inspections including security, alarm & fire systems.
• Perform work-orders timely; Inspect subcontractor work; Document performance/quality.
• Snow and ice removal; Inspect grounds and common areas for cleanliness; Lawn-care; Report issues to the manager.
• Technicians are essential personnel for snow removal and emergencies.
