Job summary

AWI Management Corp. seeks a skilled Maintenance Technician to help maintain a 48-unit apartment community in San Joaquin, CA. The role requires hands-on maintenance, painting, plumbing, electrical, carpentry, and groundskeeping to keep residents safe and comfortable.

The position is full-time, non-exempt, with standard Monday–Friday hours and a base pay of $25.00–$26.00 per hour. Experience with HUD/LIHTC housing is a plus, and reliable transportation is required.

Responsibilities

• Complete maintenance requests and work orders promptly.
• Perform general maintenance tasks (painting, cleaning, plumbing, electrical, carpentry).
• Assist with preventative maintenance to keep systems in good condition.
• Maintain grounds and landscaping for strong curb appeal.
• Assist with annual apartment inspections and identify maintenance needs.
• Coordinate with Property Manager to manage vendors and supplies.
• Maintain positive relationships with residents, vendors, and staff.
• Report lease or house rule violations when observed.
• Respond to emergency maintenance situations.
• Follow company policies and procedures.

WhatYou'llDo

As the Maintenance Technician, you will help ensure the property is wellmaintained, safe, and welcoming for residents and visitors.

Key responsibilities include:

• Completing maintenance requests and work ordersin a timely manner
• Performing general maintenance tasks including painting, cleaning, plumbing, electrical, and carpentry repairs
• Assistingwith preventative maintenance to ensure building systemsremainin good working condition
• Maintaining the grounds and landscaping to support strong curb appeal
• Assistingwith annual apartment inspections andidentifyingmaintenance needs
• Working with the Property Manager to coordinate vendors and order supplies
• Maintaining positive relationships with residents, vendors, and staff
• Reporting lease or house rule violations when observed
• Responding appropriately to emergency maintenance situations
• Following company policies and procedures
