Job summary

AWI Management Corp. is seeking a Maintenance Technician to service a 48-unit apartment community in San Joaquin, CA. This full-time position emphasizes safety, resident comfort, and high property standards.

You will handle maintenance requests, perform general repairs (plumbing, electrical, carpentry, painting), assist with preventative maintenance, and coordinate with the Property Manager to secure supplies and vendors. A valid driver's license and reliable transportation are required.

Qualifications

• Must have strong communication and interpersonal skills for interactions with residents, vendors, and team members.
• Strong organizational and time management abilities to handle multiple requests and deadlines.
• Ability to follow written and verbal instructions and use company software for work orders.
• Proficiency with Outlook, Teams, and a Work Order Ticketing System is required.
• Experience with subsidized housing programs (HUD, LIHTC, or RD) is helpful.

Responsibilities

• Complete maintenance requests and work orders in a timely manner.
• Perform general maintenance tasks including painting, cleaning, plumbing, electrical, and carpentry repairs.
• Assist with preventative maintenance to keep building systems in good condition.
• Maintain grounds and landscaping to improve curb appeal.
• Assist with annual apartment inspections and identify maintenance needs.
• Coordinate with the Property Manager to arrange vendors and order supplies.
• Maintain positive relationships with residents, vendors, and staff.
• Report lease or house rule violations when observed.
• Respond to emergency maintenance situations and follow company policies.
