As a Maintenance Technician, also known as Service Technician, your primary responsibilities include overseeing physical assets, performing general maintenance repairs, apartment make-readies, and preventive maintenance, as well as participating in construction or rehabilitation projects for the property.

Essential Job Functions:

1. Use the service request system to schedule and prioritize tasks, with daily guidance from the Community Manager and Service Supervisor.
2. Perform repairs or replacements for apartment material and maintenance requests, including HVAC, electrical, plumbing, carpentry, drywall, structural work, appliances, and apartment make-readies, as well as exterior grounds and common areas.
3. Monitor the completion of service requests to ensure customer satisfaction and limit callbacks.
4. Understand and follow company policies and procedures; assist in implementing and documenting preventive maintenance programs according to BH guidelines.
5. Use independent judgment to manage workload under moderate to high stress, meeting deadlines and reprioritizing as needed.
6. Collaborate with the office team and Maintenance supervisor on move-in/move-out reports, completing work on schedule, discussing major expenses beforehand, and reporting when units are ready for showings.
7. Identify and help correct hazardous community conditions, reporting hazards to management and assisting with repairs when possible.
8. Participate in on-call responsibilities, responding to requests within 24 hours and addressing hazardous weather or emergency situations promptly.
9. Assist with inventory management and supply ordering, including pick-up of supplies as needed.
10. Perform other duties as assigned.

Required Qualifications/Skills:

• 6 months to 1 year of general maintenance and safety experience
• Knowledge of building maintenance, repairs, preventive maintenance, irrigation, pool systems, and appliance repair
• Basic computer skills to perform job functions
• Ability to work independently with minimal supervision
• Excellent time management and prioritization skills
• Positive, team-oriented attitude and ability to work with diverse groups
• Own industry-specific hand tools
• Valid driver’s license and reliable transportation

Regular attendance, punctuality, and dependability are required.

Desired Qualifications/Skills:

• Experience with heating and air conditioning systems
• HVAC certification or ability to obtain it
• EPA Certification in Type II domestic HVAC systems, 410A, or ability to obtain
• CPO (Certified Pool Operator) certification or ability to obtain

Work Schedule:

8 am - 5 pm, Monday-Friday, with possible overtime, on-call, and rotating responsibilities to meet business needs.

Physical Requirements/Environment:

This role involves working indoors and outdoors in varying climates and conditions, including exposure to noise, chemicals, fumes, dust, and high elevations. Physical demands include sitting, standing, walking, bending, crawling, climbing, reaching, crouching, kneeling, carrying, pushing, pulling (up to 100 lbs. with assistance), repetitive motions, and the use of tools and equipment. Visual acuity and the ability to travel locally or regionally are also required.
