Ackermann Group is seeking a full-time Maintenance Technician 3 to join our team in the greater Indianapolis area. The role covers troubleshooting and repairing building systems, plumbing, electrical, carpentry, and related operations with a focus on guest service and safety.

Ideal candidates have 1+ year of experience, EPA Type I & II certification, and a valid driver’s license. We value reliability, attention to detail, and a team-oriented approach to maintaining our properties.

Qualificações

• EPA Type I & II certification is required.
• CPO and CAMT certifications are preferred.
• Aquatherm system experience is preferred.
• Minimum 1 year of related maintenance experience.
• Valid driver’s license required.
• High school diploma or equivalent required.

Responsabilidades

• Perform interior and exterior building and grounds maintenance tasks.
• Troubleshoot and repair plumbing, electrical, carpentry, and appliance systems; assist with HVAC and painting as needed.
• Schedule unit turnovers with contractors and manage related inventory.
• Document maintenance activities using Ackermann technology and software.
• Participate in preventative maintenance planning and emergency response.
• Support move-in/out inspections and pool water management when applicable.
• Assist Community Manager or Maintenance Supervisor with additional tasks as assigned.

What we’re looking for:

We are seeking a full-time Maintenance Technician 3 to join our growing team in the greater Indianapolis, Indiana area. As a Maintenance Technician 3 at Ackermann Group, you must possess strong tactical and technical ability to effectively & efficiently troubleshoot and repair all operational, mechanical, and structural needs of the property including but not limited to: pools, plumbing, appliance, electrical and carpentry. They must possess adequate proficiency and communication skills to deliver excellent customer service. This role requires the ability to work with minimal supervision, familiarity with a maintenance budget, and sufficient financial and organizational acumen to effectively manage contractor services and parts inventory. Additional responsibilites include:

• Physical activities related to interior and exterior building and grounds maintenance and light duty janitorial.


• Performing intermediate level troubleshooting and repairs across the spectrum of maintenance trades (i.e. Plumbing, Electrical, Carpentry, Appliance Repair, HVAC & Painting).


• Scheduling unit turnovers with approved contractors.


• Managing inventory associated with unit turnovers.


• Carrying out repairs and/or solutions for resident generated service requests.


• Participating in snow event preparation and removal.


• Responding to periodic after hours “emergency” maintenance requests.


• Pool water management if applicable.


• Participating in move-in/out inspection process.


• Leveraging Ackerman technology and software to document, manage and report on maintenance related activities.


• Participating in coordination and execution of the property’s preventative maintenance plan.


• Taking responsibility for other work-related tasks as assigned by Community Manager or Maintenance Supervisor.

The ideal Maintenance Technician 3 will have:

• Availability to work full-time: Monday - Friday, 8:00am - 5:00pm with emergency on-call rotation as designated by the Community Manager


• 1 or more years of related experience that demonstrates a broad knowledge of general maintenance


• EPA Type I & II certification required


• CPO and CAMT certifications preferred


• Aquatherm system experience preferred


• Exceptional attention to detail


• A positive, team-oriented attitude


• A valid driver’s license with proof of insurance


• High school diploma or equivalent
