Job summary

Independence Hill is seeking a Maintenance Technician for full-time on-site work in a senior living community. You will service HVAC, electrical, plumbing, and building systems, perform apartment turn-overs, and respond to resident needs with a focus on safety and quality of service.

Candidates should have a high school diploma or GED, 1 year of maintenance experience, and a valid driver's license. On-call duties and occasional weekends are required.

Qualifications

  • High school diploma or GED.
  • 1 year of property maintenance experience.
  • Valid driver's license required.
  • Handyman skills across multiple trades.

Responsibilities

  • Diagnose and repair HVAC, electrical, plumbing, appliances, carpentry, and related systems.
  • Complete service requests safely and promptly.
  • Perform turn-key work to ready vacant apartments.
  • Maintain high customer service standards and resolve resident issues.
  • Promote safe work practices and compliance with safety rules.
  • Ensure compliance with laws, building codes, and regulations.
  • Organize and prioritize service tasks and maintenance requests.
  • May drive company vehicle as required.
  • May supervise other technicians or contractors.
  • Respond to emergencies and be on-call, including weekends and in snowstorms.
  • Other duties as assigned.

Full Time positions available! Monday- Friday, 8:00 am - 5:00 pm, rotating on call responsibilities.

Essential Job Responsibilities:

  • Diagnose and repair problems in such areas as HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas, etc.) and waste management systems.
  • Complete assigned service requests and repairs consistent with company operating and equipment/supply standards and in a safe and timely manner.
  • Perform turn-key work as required to ensure vacant apartment homes are rent ready in a timely manner.
  • Maintain customer service standards. Respond to resident requests and work with residents to minimize/resolve problems and complaints. Follow-through to ensure issue is resolved.
  • Apply all applicable Policies and Procedures such as, but not limited to, company operating and safety standards. Promote safe work practices among on-site staff.
  • Ensure compliance with all federal, state and local laws, specifically Fair Housing regulations, building codes and environmental laws and regulations.
  • Assist with organizing and prioritizing service requests and general maintenance tasks.
  • May drive company vehicle from community to social and other various destinations (only if required by community).
  • May supervise the work of other associates and outside contractors as assigned.
  • Performs duties with a sense of urgency with a high level of accuracy.
  • Occasional weekend work for special events, snowstorms, or maintenance emergencies.
  • Responds to emergency and non-emergency call 24 hours a day, seven days a week, when you are On-call.
  • Other duties as assigned.

Education, Experience and Other Requirements

  • High school graduate or GED
  • Must be age 18 or older
  • 1-year experience in property management maintenance performing the duties associated with a Maintenance Technician.
  • Must possess valid driver's license.
  • Handyman skill

Knowledge, Skills, and Abilities Required

  • Promote teamwork in providing services to residents.
  • Able to frequently use general maintenance tools, supplies and equipment such as, but not limited to, hand tools, pressure washers, blowers, paint equipment, pool chemicals, ice removal equipment, ladders, landscaping equipment, sanders, and safety equipment.
  • Able to frequently handle and use chemicals and general cleaning supplies.
  • Able to keep an open mind and change opinions based on new information; performs a variety tasks and changes focus quickly as demands change; manages transitions effectively from task to task; adapts to customer needs.
  • Ability to be on-call as required by work schedule.
  • Able to multi-task competing priorities and perform in fast paced working environment.
  • Able to perform basic arithmetic skills such as measurement, addition, subtraction, multiplication, and division to do basic calculations and analysis such as estimating, determining averages and percentages, and totals.
  • Able to demonstrate a high level of service delivery
  • Able to occasionally operate general office equipment such as, but not limited to, personal computer, telephone, photocopying machine, facsimile machine, and postage machine.

  • HVAC certification/ license
