A property management company located in New York is seeking a skilled Maintenance Technician. This role is essential in providing technical maintenance for plumbing, electrical systems, heating, and HVAC. The successful candidate must complete apartment turnover maintenance and ensure that common areas are clean. Qualifications

• Must possess a valid driver's license with an acceptable driving record.
• EPA certification is preferred but must be obtained within 90 days if required.
• Experience in maintenance, plumbing, electrical, HVAC, and appliances.

Responsibilities

• Perform technical maintenance repairs on plumbing, electrical, HVAC, and appliances.
• Complete apartment turnover maintenance in three to five business days.
• Maintain common areas including cleaning and trash disposal.
• Monitor building exterior for maintenance issues.
• Support an effective preventive maintenance program.
• Ensure safe conditions of all equipment in area of expertise.
• Keep the work area clean and observe all safety rules.

Job Description

The Maintenance Technician’s primary goal is to provide exceptional service to our residents. The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service.

Responsibilities

• Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.
• Perform apartment turnover maintenance in three to five business days and turnover checklist completion. Turnover maintenance includes but is not limited to: installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other miscellaneous repairs as needed.
• Common area maintenance includes sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.
• Monitor building exterior for issues with roof, siding, shutters, etc.
• Help maintain an effective preventive maintenance program for area of responsibility.
• Assume primary responsibility for the safe condition of all equipment or structures in area of expertise.
• Enter any newly purchased tools or equipment into inventory.
• Keep work area clean and orderly.
• Observe all safety rules.

Qualifications

• Must have valid driver's license with an acceptable driving record & proof of automobile insurance coverage.
• EPA certification preferred. If required at a specific property, certification must be obtained within 90 days of the employment start date.
