A Day in the Life

As a Highwoods Maintenance Technician, you will be part of a team that strives to provide best-in-class service to customers in our full-service commercial office buildings in the Tampa Market. We are seeking someone passionate about providing exceptional service and fostering a sense of community for our diverse customer base within the portfolio.

Key Responsibilities
  • Responsible for the overall maintenance of building and building equipment
  • Utilize online service request system including handheld application
  • Perform routine building inspections on common areas, customer spaces, and exteriors
  • Install and repair plumbing fixtures and electrical fixtures
  • Log chillers, perform minor HVAC repairs, including filter changes and belt replacements
  • Monitor water chemical treatment programs for cooling towers and fountains and log readings
  • Assist the HVAC Technician with mechanical maintenance issues when required
  • Investigate and monitor repeat customer-related calls and report them to the Property Manager
  • Perform minor leak repairs to roofs, windows, and fountains
  • Assist contractors with life safety alarm systems and fire protection systems shutdowns and testing
  • Install and repair ceiling tiles, wall coverings, vinyl tile, carpet, cove base, signage, etc.
  • Assist in hurricane preparedness and response
  • Foster positive relationships with building customers to ensure excellent service and satisfaction
Education/Experience

High School Diploma or equivalent required. Preferred education includes:

  • State, county, or local government agency
  • Approved technical institute, college, or university

Minimum of 3 years of experience/education in commercial building systems maintenance, with documented training, certification, or licensing in fields such as:

  • Electrical, Plumbing, Mechanical
  • Construction, Roofing, Building Life Safety, Carpentry
  • Basic computer skills (Microsoft Excel, Word, Outlook, Teams)

Must be available for emergency calls during nights, weekends, and holidays on an alternating schedule (on-call). Fundamental knowledge of state and local building codes is required.

Work Environment

Exposure to fumes, airborne particles, moving mechanical parts, vibration, and outdoor conditions such as cold, hot weather, wind, and precipitation. The noise level can be loud. Comfort working on rooftops and climbing ladders is necessary.

Physical Demands

This role requires talking, hearing, standing, walking, balancing, bending, kneeling, stooping, crouching, crawling, climbing, grasping, reaching, and occasionally lifting items up to 50 pounds. Visual acuity in various aspects is necessary, along with the ability to read, understand, and communicate effectively in writing and orally.
