Hours

Monday - Friday, 8:00am-4:30pm. Limited nights and weekends for on-call rotation. Scheduled dates and hours are subject to change at employer discretion.

Job Summary

The Maintenance Technician III performs equipment installation, troubleshooting, repairs, and preventative maintenance to ensure property standards and legal compliance. Works with Property Manager and Maintenance Supervisor to prepare vacated apartments, complete work orders promptly, and address repairs efficiently. Essential Duties

• Complete maintenance work orders
• Monitor and maintain building systems (HVAC, Plumbing, Boilers, etc.) and perform repairs
• Assist in unit inspections
• Perform preventative maintenance tasks
• Coordinate with Zone Building Engineer and Maintenance Technician I on major repairs and projects
• Collaborate with vendors on maintenance projects
• Maintain inventory of tools, parts, and supplies
• Alert Property Manager to urgent issues
• Perform groundskeeping and snow removal as needed
• Maintain professionalism with residents, vendors, and the public
• Attend training and maintain certifications
• Follow safety protocols and promote safety
• Respond to emergency calls promptly
• Perform other duties as assigned

Qualifications

Education and Experience:

• High school diploma or GED
• Preferred: AA degree or certification in mechanical, HVAC, electrical, or industrial maintenance
• At least 1 year experience as a Maintenance Technician in residential settings or equivalent
• Knowledge of plumbing, electrical, HVAC, refrigeration, appliance repair, and building systems
• Certifications: Pool Operators License, Boiler's License, Refrigerant Certification (within 6 months)
• Reliable transportation, valid driver’s license, proof of insurance

Physical Demands

Must work in physically demanding environments, lifting up to 80 lbs with assistance, working at heights, in confined spaces, and exposed to weather, dust, fumes, and noise. Must navigate the property easily, including climbing stairs.

Personal Protective Equipment

Safety gloves, eyewear, ear plugs, Yaktrax, lockout/tagout kit.

Work Environment

On property, grounds, units, rooftops.

Tools Required

Hand tools, power tools, measuring devices as specified.
