Job description

Ryan Companies is hiring for a part‑time Maintenance Technician. The role provides building coverage and staffing support to a Class A condo tower, working Saturdays and Sundays from 8 am to 4:30 pm. Responsibilities include routine and preventive maintenance tasks, housekeeping duties, responding to tenant requests, and supporting onsite maintenance and management teams. The technician is also expected to cover for staff on vacation, maintain a safe, productive, comfortable, and clean working environment for building occupants and guests.

Key Responsibilities

• Maintain property/building grounds, public areas, parking lots, roof; remove debris daily; perform seasonal outside duties as required.
• Maintain pool, pool area, and equipment.
• Maintain mechanical rooms and utility rooms in an organized and clean condition.
• Support maintenance schedules and complete assigned work orders.
• Respond to tenant requests.
• Assist and coordinate vendors with various services.
• Monitor and report slip and trip hazards.
• Conduct security checks of locked doors and restricted access points.
• Pressure‑wash trash rooms and sidewalks.
• Replace lamps as required in a timely manner.
• Perform general repairs within reasonable expectation.

Qualifications

• Excellent verbal communication skills and ability to provide concierge‑level service when interacting with building occupants.
• High School Diploma or GED and ability to perform general handyman repairs.
• Clean driving record, basic knowledge of computer applications, and ability to lift 100 lbs.
• Ability to work from a ladder, overhead, and outdoors in various weather conditions; tolerance for smoke and chemicals.

Preferred Qualifications

• Vocational/technical degree.
• Electrical, plumbing, and HVAC experience.
• Hospitality and customer service experience.

Compensation

The base pay is $18.00 – $23.00 per hour. Base rate may vary within the anticipated range based on factors such as location and selected candidate’s knowledge, skills and abilities. Position may be eligible for additional compensation that may include commission and/or an incentive program.
