Job summary

POAH Communities is seeking a Maintenance Technician at Hawthorne Place Apartments in Independence, MO. The role involves maintaining a safe, clean living environment for residents and working with a team to address repairs and preventative maintenance.

Candidates should have at least 1 year experience in apartment maintenance, a HS diploma or GED, and a valid driver's license. HVAC certification is preferred. The work includes weekends/on-call as needed.

Qualifications

• 1 year of experience in apartment maintenance is required.
• High School diploma or GED is required; HVAC certification is preferred.
• Must have a valid driver's license and automobile insurance.

Responsibilities

• Insuring a safe, secure and comfortable living environment for residents, visitors and staff.
• Being knowledgeable of pertinent laws and EPA and OSHA regulations.
• Being aware of the condition of apartment property throughout the community and immediately initiate action to correct unsafe conditions.
• Scheduling and performing routine preventative maintenance on all appropriate equipment.
• Performing work area clean-up and safety related duties.
• Diagnosing and perform minor and routine maintenance/repairs.
• Insuring all make-ready repairs and services are completed.
• Inspecting and helping coordinate all needed make-ready repairs and services.
• Assisting in keeping grounds neat and clean. Rake, sweep, shovel as necessary.

ABOUT THE ROLE

POAH Communities is seeking a highly qualified individual to serve as Maintenance Technician.This individual will be a bright and dynamic leader with hands-on experience. Hawthorne Place Apartments, the largest affordable housing community in Missouri, comprises 128 buildings and 745 apartments that are home to over 2,000 residents. Hawthorne Place offers much needed stability and rental subsidies to many families whose collective households have hundreds of children.In 2007, POAH leveraged sufficient state and other dollars to build a 22,000 s.f. David Stanley Community Center on site that houses the Kansas City Boys and Girls Club, a food pantry, a computer lab and the Financial Opportunity Center designed to help families increase their earnings and build savings through the Family Self-Sufficiency Program - a five-year, voluntary, asset-building tool that enables HUD-assisted families to fulfill their financial, career and personal aspirations. ABOUT YOU

• Must have at least 1 year experience in apartment maintenance.
• High School diploma or GED required. HVAC certification preferred.
• Must have a valid Driver’s License and automobile insurance coverage as use of personal vehicle may be required.
• Must be able to work a flexible schedule with weekends and on-call basis as necessary.
• Must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, measuring devices.
• Must be able to perform the following duties 66-100% of the time: be on feet, bend/stoop/squat/kneel, climb stairs, push/pull, reach above shoulder, climb ladders, grasp/grip/turn, finger dexterity, lift/carry up to 75lbs, be able to read and understand maintenance forms and warning labels.
• Must be able to work in all weather conditions.
