The Maintenance Technician / Rehab Technician is responsible for performing various maintenance functions to maintain and enhance the community's value. They work with the maintenance team and management to ensure the quality of work meets the standards set by the owner and residents.

Essential Functions

1. Complete all assigned maintenance service requests.
2. Perform electrical, plumbing, carpentry, masonry, and painting tasks.
3. Maintain, repair, and replace HVAC systems.
4. Repair and treat structures such as showers, sinks, appliances, doors, cabinets, walls, and building exteriors.
5. Schedule and complete preventative maintenance.
6. Perform minor pool maintenance.
7. Assist in monitoring work performed by outside contractors.
8. Monitor and maintain all building systems as assigned.
9. Assist with grounds maintenance, including trash pickup, sidewalk sweeping, and light landscaping.
10. Prepare units for new move-ins.
11. Ensure safety practices are followed, complying with all relevant guidelines.
12. Follow company policies and procedures, and comply with Fair Housing, state, and federal laws.
13. Maintain regular, punctual attendance.
14. Handle special projects and other responsibilities as assigned.

Qualifications

• Basic understanding of electrical, plumbing, painting, masonry, and carpentry.
• Working knowledge of HVAC systems.
• Ability to follow oral and written instructions.
• Effective communication skills with residents, co-workers, and management.
• Availability for emergency repairs at all times (24/7).
• Ability to climb up to 40 feet.
• Color vision and hearing ability.

Skills and Abilities

• High school diploma or equivalent.
• At least two years of experience in facility maintenance.
• Ability to work indoors and outdoors in all weather conditions.
