Job Description Residential Maintenance Technician

Essential Duties

A maintenance technician is responsible for conducting general maintenance and repairs on facility equipment and property structures. Ensuring that heating and plumbing systems perform optimally, installing HVAC systems, and other tasks related to preventative maintenance. The goal is to maintain the facilities and common areas in the best possible condition, including:

  1. Completing service requests in a timely manner.
  2. Performing full unit turns, including but not limited to painting, sheetrock repair, screen repair, and minor plumbing/electrical work.
  3. Conducting daily unit maintenance, satisfying service requests per work order following company procedures.
  4. Executing make-ready procedures such as painting, appliance repair, plumbing, electrical fixture repairs or replacements, checking locks, and replacing burned-out light bulbs.
  5. Performing preventative maintenance by inspecting grounds, buildings, plumbing, electrical fixtures, appliances, and major equipment for appearance, cleanliness, structural cracks, excessive wear, and faulty parts.
  6. Responding quickly to emergencies, notifying appropriate personnel, and following safety protocols.
  7. Surveying buildings and repairing mechanical systems to ensure compliance with health and safety regulations.
  8. Supporting the setup and repair of ventilation, refrigeration, and other systems.
  9. Maintaining heating and plumbing systems for proper functionality.
  10. Inspecting alarm systems such as carbon monoxide and fire protection, scheduling repairs as needed.
  11. Undertaking pest control activities such as spraying insecticide.
Qualifications
  1. Basic understanding of HVAC, electrical, hydraulic, and other systems.
  2. Experience in general apartment maintenance and repair.
  3. Ability to recognize electrical, plumbing, and mechanical malfunctions or equipment failures.
  4. Experience operating equipment including snow blowers and hand tools.
  5. Knowledge of repair to common appliances and devices.
  6. Outstanding written and verbal communication skills.
  7. Excellent manual dexterity and problem-solving skills.
Education

High school diploma, GED, or equivalent. Ability to read and write English fluently, perform intermediate mathematical functions, and understand all on-site management software functions. EPA technician certification required.

Professional Experience

Minimum of three years’ experience as a residential property management maintenance technician. Ability to follow instructions in written, oral, or diagram form. Good communication skills to interact with tenants, staff, contractors, and supervisors.

Attendance/Travel Requirements

The role requires working any day of the week, including overtime and being on-call. Travel may be required for owner gatherings or events held after hours.

Computer Skills

Basic computer and Internet proficiency.

Physical Demands

Ability to access all parts of the property, lift up to 50 lbs. independently and up to 100 lbs. with assistance.
