SPM, LLC – Palladian at Fairhope is seeking a Maintenance Technician to keep our apartment community in top condition. You’ll handle HVAC, electrical, plumbing and appliance maintenance, perform preventive work, and help maintain curb appeal.

This role supports a caring team focused on resident comfort and safety. Ideal candidates bring property maintenance experience, HVAC knowledge, and strong communication.

Qualifications

• Previous property maintenance experience.
• HVAC certification preferred but not required.
• Strong knowledge of HVAC, appliances, electrical, plumbing and carpentry.
• Great communication and teamwork skills.
• Customer service mindset.

Responsibilities

• Take ownership of maintaining the community's physical condition.
• Troubleshoot and repair HVAC systems, electrical, plumbing and appliances.
• Complete service requests within 24 hours.
• Perform routine upkeep and preventive maintenance.
• Help maintain curb appeal and grounds.
• Rotate on-call duties with the maintenance team.

What You’ll Do

• Take ownership of maintaining the physical condition of the community, inside and out.
• Troubleshoot and repair HVAC systems, electrical issues, plumbing problems, and appliances (stoves, dishwashers, refrigerators, disposals, etc.).
• Complete service requests within 24 hours quickly, efficiently, and with care.
• Perform routine upkeep and preventive maintenance to keep everything running smoothly.
• Help maintain excellent curb appeal: remove debris, pressure wash exteriors, maintain grounds, and more.
• Rotate on-call duties with the maintenance team for after-hours and occasional holiday/weekend support.
• Keep inventory of commonly used parts and materials to control maintenance expenditures.
• Collaborate with team members and vendors and always go the extra mile for residents.

What You’ll Bring

• Previous property maintenance experience
• HVAC certification (preferred but not required)
• Strong knowledge of HVAC, appliances, electrical, plumbing, and carpentry
• Great communication and teamwork skills
• A passion for providing exceptional customer service
• Ability to lift at least 50 pounds
• A valid driver’s license, auto insurance, and reliable transportation
