Job summary

SPM, LLC – Trails at Alabaster, Alabaster, Alabama is seeking a Maintenance Technician to keep resident spaces safe, clean, and well running. You’ll troubleshoot, repair, and perform preventive maintenance on HVAC, electrical, plumbing, and appliances.

Qualifications

• Previous property maintenance experience is required.
• HVAC certification is preferred.
• Strong knowledge of HVAC, appliances, electrical, plumbing, and carpentry.
• Excellent communication and teamwork skills.
• Passion for providing exceptional customer service.
• Ability to lift at least 50 pounds.
• Valid driver’s license, auto insurance, and reliable transportation.

Responsibilities

• Take ownership of maintaining the community’s physical condition, inside and out.
• Troubleshoot and repair HVAC systems, electrical issues, plumbing problems, and appliances (stoves, dishwashers, refrigerators, disposals, etc.).
• Complete service requests within 24 hours quickly, efficiently, and with care.
• Perform routine upkeep and preventive maintenance to keep everything running smoothly.
• Help maintain curb appeal: remove debris, pressure wash exteriors, maintain grounds, and more.
• Rotate on-call duties with the maintenance team for after-hours and occasional holiday/weekend support.
• Keep inventory of commonly used parts and materials to control maintenance expenditures.
• Collaborate with team members and vendors and always go the extra mile for residents.

What You’ll Do:
