Job summary

SPM, LLC – Trails at Alabaster in Alabaster, Alabama is seeking a hands-on Maintenance Technician to maintain the community, troubleshoot HVAC, electrical, plumbing, and appliance systems, and complete service requests within 24 hours. You will help with curb appeal, preventive maintenance, and after-hours on-call rotations while delivering exceptional resident service.

Qualifications

• Previous property maintenance experience.
• HVAC certification (preferred but not required).
• Strong knowledge of HVAC, appliances, electrical, plumbing, and carpentry.
• Great communication and teamwork skills.
• A passion for providing exceptional customer service.
• Ability to lift at least 50 pounds.
• A valid driver’s license, auto insurance, and reliable transportation.

Responsibilities

• Take ownership of maintaining the physical condition of the community, inside and out.
• Troubleshoot and repair HVAC systems, electrical issues, plumbing problems, and appliances (stoves, dishwashers, refrigerators, disposals, etc.).
• Complete service requests within 24 hours quickly, efficiently, and with care.
• Perform routine upkeep and preventive maintenance to keep everything running smoothly.
• Help maintain excellent curb appeal: remove debris, pressure wash exteriors, maintain grounds, and more.
• Rotate on-call duties with the maintenance team for after-hours and occasional holiday/weekend support.
• Keep inventory of commonly used parts and materials to control maintenance expenditures.
• Collaborate with team members and vendors and always go the extra mile for residents.
