Redwood Residential, founded in 2017, is a leading property management platform focusing on multifamily communities across the US. We are seeking a Maintenance Technician at Decatur Highlands in Decatur, GA. We offer training, professional growth, competitive compensation, and more!

Job Summary

This role involves technical and mechanical work to ensure the buildings, grounds, amenities, and common areas meet Redwood Residential standards for cleanliness, appearance, safety, and functionality.

Primary Responsibilities
  1. Complete work orders from resident requests and preventative maintenance by diagnosing issues and making repairs following safety and code standards.
  2. Prepare vacant apartments for leasing through the 'make-ready' process, including inspections, creating punch lists, scheduling vendors, and verifying work completion.
  3. Manage materials and supplies, track inventory, and coordinate with the maintenance supervisor for reorders.
  4. Accurately document service requests and maintenance activities.
  5. Assist in maintaining grounds and common areas, including trash pickup, pressure washing, cleaning, and painting.
  6. Support cost-saving initiatives by repairing rather than replacing parts and practicing efficient use of resources.
Additional Responsibilities
  1. Participate in safety meetings, complete OSHA and other safety training, and report incidents promptly.
  2. Inspect work by contractors and vendors to ensure quality standards are met.
  3. Conduct routine property inspections to identify safety or repair needs and communicate concerns to management.
  4. Perform other duties as assigned.
Operational Responsibilities
  1. Ensure compliance with policies, procedures, and regulations; report violations.
  2. Follow safety protocols and report malfunctions or incidents immediately.
  3. Identify areas for process improvement and suggest enhancements.
  4. Stay updated on industry standards and technologies through training and research.
Physical and Operational Environment
  • Work both indoors and outdoors, including all weather conditions.
  • Stand, walk, bend, climb ladders, and lift up to 50 pounds with or without assistance.
  • Flexible schedule including evenings, weekends, and holidays as needed.
Qualifications and Certifications
  • EPA Type I and II or Universal refrigerant certifications (for service technicians).
  • Valid driver’s license for property vehicle operation.
  • Own hand tools required unless prohibited by law.
  • High School diploma, GED, or equivalent experience/training.

  • Proficiency in safe use of tools and mechanical equipment.

  • Strong customer service and communication skills.
  • Ability to read, write, and communicate effectively.
