Morgan Properties is seeking a Service Technician for Elmwood Terrace in Rochester, NY. The role supports a 220-unit community with hands-on maintenance, repairs, and turnover duties. The schedule runs Monday–Friday, with on-call shifts and a $1500 sign-on bonus, plus quarterly incentives.

• Diagnose and repair HVAC, electrical, plumbing, appliances, fixtures, switches, outlets, and circuits.
• Complete resident work orders and service requests on time.
• Perform preventative maintenance and inspect property equipment.

• Diagnose and repair HVAC, electrical, plumbing, appliances, fixtures, switches, outlets, and circuits.
• Complete resident work orders and service requests on time while leaving residents glad they called.
• Perform preventative maintenance and inspect property equipment to catch malfunctions early.
• Complete make-ready apartments, including repairs, trash removal, carpet cleaning, painting and turnover needs.
• Maintain and inspect smoke detectors and fire extinguishers.
• Assist with property inspections and know locations of gas, water, shutoffs and sewer cleanouts.
• Keep the maintenance shop organized and stocked.
• Respond to on-site emergencies, including snow and ice events.

Morgan Properties is looking for a Service Technician to join the team at Elmwood Terrace, a 220-unit community in Rochester, NY. If you're a hands-on problem solver who takes real pride in quality work, backs up your teammates, and wants to keep a community running at its best, we want to hear from you!

Compensation & Schedule:

• $22.00-$25.00 per hour
• Monday-Friday: 9:00 AM-4:00 PM
• $15 per hour for on-call shifts
• $300 Morgan Essentials quarterly incentive

What You'll Be Doing:

• Diagnose and repair HVAC, electrical, plumbing, appliances, fixtures, switches, outlets, and circuits
• Complete resident work orders and service requests on time while leaving residents glad they called
• Perform preventative maintenance and inspect property equipment to catch malfunctions, unusual sounds, and other issues early
• Complete make-ready apartments, including repairs, trash removal, carpet cleaning, painting, and other turnover needs
• Maintain and inspect smoke detectors and fire extinguishers
• Assist with property inspections and know the location of gas, water, apartment shutoffs, and sewer cleanouts
• Keep the maintenance shop clean, organized, and stocked
• Respond to on-site emergencies, including snow and ice events, as needed

If you are hired at Morgan Properties, your overall compensation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range.
