Job summary

J & M Real Estate Group is seeking a Maintenance Tech II to perform routine repairs and preventative maintenance across our apartment communities. You will document work orders, maintain tools, and participate in safety practices to protect residents and staff.

Qualifications

• 3+ years of experience in building maintenance.
• Proficiency in appliance repair, HVAC, plumbing, electrical, carpentry.
• Valid driver’s license with reliable transportation.

Responsibilities

• Complete maintenance requests (work orders) in a timely manner.
• Document time spent, supplies used, and tasks performed for each work order.
• Carry own hand and power tools for daily tasks.
• Paint, plaster, drywall, install appliances, do light plumbing.
• Assist with carpentry: fitting doors, freeing windows, building shelves.
• Communicate maintenance concerns to the manager or supervisor.
• Perform and document preventive maintenance as assigned.
• Log materials from inventory for charge back and replenishment.
• Maintain cleanliness and appearance through custodial duties (sweeping, mopping, vacuuming).
• Locate water/gas meters and sewer lines at properties.
• Keep storage areas and entrances secure and well-lit.
• Follow safety requirements and MSDS data sheets.
• Operate safely on properties and vehicles.
• Work independently on painting, repairing roofs, windows, doors, floors, woodwork, plaster, drywall, and building structures.
• Install new equipment (appliances, etc.).
• Perform light electrical repairs on appliances, fixtures, switches, outlets, circuits.
• Carry out unit remodel carpentry tasks.
• Conduct routine preventive maintenance to ensure equipment and building systems operate efficiently.
• Perform scheduled maintenance based on manufacturer recommendations.
• Seasonal work such as snow removal and yard care; possible night/weekend shifts.
• Exterior maintenance like gutter, soffit, and siding repair.
• Prepare records for preventive maintenance, work orders, rehab, inspections, and inventory.
• Participate in annual unit inspections with Managers.
• Provide own hand tools.
• On-call rotation after 30 days orientation.
