Job summary

Springmoor Life Care Retirement Community in Raleigh, NC seeks a Buildings/Maintenance Technician II to perform HVAC, electrical, plumbing, carpentry and painting work across the campus. You will help refurbish apartments, assist with move-ins and ensure all systems are in good working order for residents.

The role requires at least a high school diploma and three years in two or more trades, plus a valid North Carolina driver’s license. OSHA safety standards apply daily.

Qualifications

• Minimum of three years of formal training or work in two or more building trades.
• Strong interpersonal and communication skills with residents, staff and visitors.
• Valid NC Driver’s License.

Responsibilities

• Follows OSHA standard safety protocol.
• Complete work orders for HVAC, electrical, plumbing, carpentry or painting; sign and date once done.
• Work as a team on refurbishing and preventive maintenance of structures and equipment.
• Refurbish vacated apartments; ensure appliances, HVAC and plumbing work properly.
• Assist with resident move-ins, hang pictures/mirrors and help with cable/phone hookups.
• Move furniture and equipment for residents and staff.
• Haul trash; manage trash rooms and coordinate during move-ins.
• Troubleshoot equipment breakdowns such as disposals, dishwashers, water heaters and ACs.
• Carry the maintenance radio and perform preventive maintenance as assigned.
• Perform other related duties as assigned.

The primary responsibility of the Buildings/Maintenance Technician II is to work in the following Buildings/Maintenance trades: heating and air conditioning systems, electrical, plumbing, carpentry or painting.

ESSENTIAL JOB FUNCTIONS:

• Follows OSHA standard safety protocol.
• The incumbent is responsible for completing work orders assigned for heating and air conditioning systems, electrical, plumbing, carpentry or painting. Once a workorder is complete, the incumbent signs, dates and writes on it what was done. Anything that cannot be completed will be brought to the attention of the supervisor.
• Works as a team member in refurbishing and performing preventive maintenance on all the community’s structures and equipment.
• Refurbishes vacated apartments and makes certain that all appliances are in good working order as well as the heating, air conditioning, and plumbing.
• Responsible for assisting with resident move-ins. This includes among other things hanging pictures and mirrors. Also helps with cablevision and telephone hookups.
• Help with moving furniture and equipment. This includes both residents and staff.
• When needed and requested to do so, hauls trash. Trash is collected daily from all trash rooms in the apartments, twice daily from Stewart Health Center and from the houses and villas twice a week. During move-ins, make certain empty boxes and trash are moved in a timely manner.
• Performs troubleshooting on equipment breakdowns such as disposals, dishwashers, refrigerators, hot water heaters, heating and air conditioners.
• Carries the buildings and maintenance radio as assigned.
• Carries out preventive maintenance as assigned by the Buildings Manager.
• Performs other related duties as assigned.

NON-ESSENTIAL JOB FUNCTIONS:

• Assists with preparing cost estimates for resident billable services and special projects.
• Assists with inventory management and recommendations for materials, tools, and equipment purchases.
• Maintains familiarity with departmental policies, procedures, task lists, and guidelines.
• Performs other related duties as assigned.

Qualifications: QUALIFICATIONS:

• Must possess a high school diploma or equivalent.
• Minimum of three (3) years of formal training or previous work experience in two (2) or more building maintenance trades is required, including but not limited to heating and air conditioning systems, electrical, plumbing, carpentry, or painting.
• Strong interpersonal and communication skills are essential, along with the ability to work effectively with residents, staff, contractors, and visitors.
• Demonstrates a genuine respect for and ability to work well with older adults is required.
