Job summary

Woodward Management Partners is seeking an on-site maintenance professional to oversee all phases of maintenance operations at a community in Decatur, GA. You will ensure safety, compliance, and high curb appeal while coordinating with the Community Director and service staff.

The role requires physical capability, HVAC knowledge, and a willingness to work a rotating on-call schedule. A CPO license is preferred, and all candidates must pass background checks and a drug screen.

Qualifications

• Must have valid driver’s license and dependable transportation.
• Must be able to lift up to 50 lbs and exert 50 lbs of force.
• Must be able to walk, squat, bend, balance, climb, kneel, crawl and stand for extended periods.
• HVAC knowledge and a CPO license are preferred.
• Background check and drug screen required; equal opportunity employer.

Responsibilities

• Represent Woodward Management Partners professionally at all times.
• Maintain a professional, courteous attitude with residents, vendors, employees and the public.
• Ensure property complies with federal, state and local laws including Fair Housing and ADA.
• Operate within OSHA standards and company safety policies.
• Communicate with the Community Director about issues impacting property operations and financial performance.
• Make daily decisions to control expenses within the operating budget.
• Inspect property daily to maintain curb appeal and safety.
• Perform maintenance tasks and service requests within 24–48 hours.
• Manage inventory of ready apartments and turn vacant units within 3–5 business days.
• Conduct exterior light inspections and maintain a preventative maintenance schedule.
• Provide on-call emergency service as required.
• Assist in grounds upkeep and coordination of subcontractors.
• Perform other duties as assigned by Service Director/Community Director.

Job description

• Responsible for all phases of maintenance operations while operating within budgeted financials goals of property under direction of Service Director.
• Performs various maintenance duties necessary to maintain and enhance the value of the community.
• Handles repairs and improvements of occupied and vacant apartments.
• Works as a team participant to ensure the community meets the quality maintenance standards set by Woodward Management Partners and the Community Director.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

• Represent Woodward Management Partners in a professional manner at all times.
• Maintain a professional, courteous attitude when dealing with residents, vendors, subordinates, employees and general public.
• Ensure that the property complies with Federal Fair Housing laws and American with Disabilities Act as well as city, county and state rules and regulations.
• Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.
• Communicate with Community Director regarding any issues that adversely impact property operations and ultimate financial success.
• Make daily decisions to ensure that expenses are controlled as outlined in approved operating budget.
• Inspect property daily to maintain superior curb appeal and identify safety issues.
• Perform assigned maintenance tasks and service request in a timely manner (24 to 48 hours) pending parts order.
• Manage the inventory of "ready" apartments to support community's leasing efforts and turn vacant apartments in 3-5 business days.
• Conduct property light inspections to ensure that all exterior lights are in operational order. Maintain a Preventative Maintenance schedule.
• Performs on-call emergency service as required.
• Assists in keeping the grounds and common areas free of trash and debris.
• Assists Service Director in the management of subcontractors or performs the work normally assigned to a subcontractor based on the skill set of the employee.
• Performs other duties as assigned by Service Director and/or Community Director.

POSITION REQUIREMENTS:

• Must have valid driver's license, dependable transportation and be able to accommodate a rotating on-call schedule

• Must be able to endure walking, squatting, bending, balancing, climbing, kneeling, crawling and prolonged standing.
• Must be able to use hands to grip power and hand tools.
• Must have HVAC knowledge and a CPO license is preferred.
