Job summary

Woodward Management Partners in Alpharetta, GA seeks a maintenance technician to handle all phases of property maintenance within budget goals. The role includes repairs of occupied and vacant apartments, annual preventative tasks, and monthly safety checks.

You will represent the company professionally, ensure regulatory compliance, manage subcontractors, and support leasing by turning units quickly. A valid driver's license and ability to lift 50 lbs are required; HVAC knowledge is preferred.

Qualifications

• HVAC knowledge is required; CPO license is preferred.
• Ability to work within safety policies and OSHA standards.
• Experience with maintaining apartments and property grounds.

Responsibilities

• Represent Woodward Management Partners professionally at all times.
• Maintain a courteous attitude with residents, vendors, and staff.
• Ensure compliance with Fair Housing laws, ADA, and local regulations.
• Operate safely per OSHA standards and company policies.
• Communicate issues to the Community Director affecting operations and finances.
• Control expenses within the approved operating budget.
• Inspect property daily for curb appeal and safety.
• Perform maintenance tasks and service requests within 24–48 hours.
• Turn vacant apartments within 3–5 business days.
• Conduct exterior light inspections and maintain preventative maintenance schedule.
• Provide on-call emergency service as required.
• Assist in groundskeeping and supervising subcontractors.

Job description

• Responsible for all phases of maintenance operations while operating within budgeted financials goals of property under direction of Service Director.
• Performs various maintenance duties necessary to maintain and enhance the value of the community.
• Handles repairs and improvements of occupied and vacant apartments.
• Works as a team participant to ensure the community meets the quality maintenance standards set by Woodward Management Partners and the Community Director.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

• Represent Woodward Management Partners in a professional manner at all times.
• Maintain a professional, courteous attitude when dealing with residents, vendors, subordinates, employees and general public.
• Ensure that the property complies with Federal Fair Housing laws and American with Disabilities Act as well as city, county and state rules and regulations.
• Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.
• Communicate with Community Director regarding any issues that adversely impact property operations and ultimate financial success.
• Make daily decisions to ensure that expenses are controlled as outlined in approved operating budget.
• Inspect property daily to maintain superior curb appeal and identify safety issues.
• Perform assigned maintenance tasks and service request in a timely manner (24 to 48 hours) pending parts order.
• Manage the inventory of "ready" apartments to support community's leasing efforts and turn vacant apartments in 3-5 business days.
• Conduct property light inspections to ensure that all exterior lights are in operational order. Maintain a Preventative Maintenance schedule.
• Performs on-call emergency service as required.
• Assists in keeping the grounds and common areas free of trash and debris.
• Assists Service Director in the management of subcontractors or performs the work normally assigned to a subcontractor based on the skill set of the employee.
• Performs other duties as assigned by Service Director and/or Community Director.

POSITION REQUIREMENTS:

• Must have valid driver's license, dependable transportation and be able to accommodate a rotating on-call schedule
• Must be able to lift up to 50 lbs and exert 50 lbs of force.
• Must be able to endure walking, squatting, bending, balancing, climbing, kneeling, crawling and prolonged standing.
• Must be able to use hands to grip power and hand tools.
• Must have HVAC knowledge and a CPO license is preferred.
