Job summary

Woodward Management Partners in Lawrenceville, GA is seeking a Maintenance Supervisor to oversee all phases of maintenance operations within budgeted goals for our property.

You will perform repairs, manage on-site staff and subcontractors, conduct daily inspections, ensure safety and ADA compliance, and support leasing by turning vacant units within 3–5 business days. On-call duties are required.

Qualifications

• Must have valid driver''s license and dependable transportation.
• Be able to accommodate rotating on-call schedule.
• Must lift up to 50 lbs and be able to use hand/power tools.
• Must pass a background check and drug screen.

Responsibilities

• Represent Woodward Management Partners professionally at all times.
• Maintain a professional, courteous attitude with residents, vendors and staff.
• Ensure property compliance with Federal Fair Housing laws and ADA.
• Operate safely per OSHA and company policies.
• Communicate issues to the Service Director affecting operations and finances.
• Control expenses within the approved operating budget.
• Inspect property daily for curb appeal and safety.
• Perform maintenance tasks and respond to service requests within 24–48 hours.
• Turn vacant apartments within 3–5 business days.
• Oversee exterior lighting and preventative maintenance schedules.
• Provide on-call emergency service as required.
• Keep grounds and common areas clean and safe.
• Assist in managing subcontractors or perform their work as needed.
• Will float between sister communities.

Job description

• Responsible for all phases of maintenance operations while operating within budgeted financials goals of property under direction of Service Director.
• Performs various maintenance duties necessary to maintain and enhance the value of the community.
• Handles repairs and improvements of occupied and vacant apartments.
• Works as a team participant to ensure the community meets the quality maintenance standards set by Woodward Management Partners and the Community Director.

ESSENTIAL DUTIES AND RESPONSIBILITIES

• Represent Woodward Management Partners in a professional manner at all times.
• Maintain a professional, courteous attitude when dealing with residents, vendors, subordinates, employees and general public.
• Ensure that the property complies with Federal Fair Housing laws and American with Disabilities Act as well as city, county and state rules and regulations.
• Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.
• Communicate with Community Director regarding any issues that adversely impact property operations and ultimate financial success.
• Make daily decisions to ensure that expenses are controlled as outlined in approved operating budget.
• Inspect property daily to maintain superior curb appeal and identify safety issues.
• Perform assigned maintenance tasks and service request in a timely manner (24 to 48 hours) pending parts order.
• Manage the inventory of "ready" apartments to support community's leasing efforts and turn vacant apartments in 3-5 business days.
• Conduct property light inspections to ensure that all exterior lights are in operational order. Maintain a Preventative Maintenance schedule.
• Performs on-call emergency service as required.
• Assists in keeping the grounds and common areas free of trash and debris.
• Assists Service Director in the management of subcontractors or performs the work normally assigned to a subcontractor based on the skill set of the employee.
• Performs other duties as assigned by Service Director and/or Community Director.
• Will float between sister community

POSITION REQUIREMENTS

• Must have valid driver's license, dependable transportation and be able to accommodate a rotating on-call schedule
• Must be able to lift up to 50 lbs and exert 50 lbs of force.
• Must be able to endure walking, squatting, bending, balancing, climbing, kneeling, crawling and prolonged standing.
• Must be able to use hands to grip power and hand tools.
• Must have EPA
