Job summary

Woodward Management Partners is seeking a Maintenance Technician to manage all maintenance operations at the property under the Service Director, ensuring repairs and improvements align with budget and quality standards.

You will inspect daily, handle repairs on occupied and vacant units, coordinate with subcontractors, and provide on-call emergency service. The role requires lifting up to 50 lbs, valid driver's license, and adherence to safety standards.

Qualifications

• Valid driver's license and reliable transportation; rotating on-call schedule.
• Ability to lift up to 50 lbs and perform physical tasks.
• HVAC knowledge; CPO license preferred.
• Background check and drug screen required; EOE compliance.

Responsibilities

• Maintain property within budget and support Service Director.
• Repair and improve occupied and vacant apartments.
• Inspect property daily for curb appeal and safety issues.
• Perform maintenance tasks and service requests within 24-48 hours.
• On-call emergency service as required.
• Manage subcontractors or perform tasks based on skill.
• Keep grounds and common areas free of trash and debris.

Job description

• Responsible for all phases of maintenance operations while operating within budgeted financials goals of property under direction of Service Director.
• Performs various maintenance duties necessary to maintain and enhance the value of the community.
• Handles repairs and improvements of occupied and vacant apartments.
• Works as a team participant to ensure the community meets the quality maintenance standards set by Woodward Management Partners and the Community Director.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

• Represent Woodward Management Partners in a professional manner at all times.
• Maintain a professional, courteous attitude when dealing with residents, vendors, subordinates, employees and general public.
• Ensure that the property complies with Federal Fair Housing laws and American with Disabilities Act as well as city, county and state rules and regulations.
• Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.
• Communicate with Community Director regarding any issues that adversely impact property operations and ultimate financial success.
• Make daily decisions to ensure that expenses are controlled as outlined in approved operating budget.
• Inspect property daily to maintain superior curb appeal and identify safety issues.
• Perform assigned maintenance tasks and service request in a timely manner (24 to 48 hours) pending parts order.
• Manage the inventory of "ready" apartments to support community's leasing efforts and turn vacant apartments in 3-5 business days.
• Conduct property light inspections to ensure that all exterior lights are in operational order. Maintain a Preventative Maintenance schedule.
• Performs on-call emergency service as required.
• Assists in keeping the grounds and common areas free of trash and debris.
• Assists Service Director in the management of subcontractors or performs the work normally assigned to a subcontractor based on the skill set of the employee.
• Performs other duties as assigned by Service Director and/or Community Director.

POSITION REQUIREMENTS:

• Must have valid driver's license, dependable transportation and be able to accommodate a rotating on-call schedule
• Must be able to lift up to 50 lbs and exert 50 lbs of force.
• Must be able to endure walking, squatting, bending, balancing, climbing, kneeling, crawling and prolonged standing.
• Must be able to use hands to grip power and hand tools.
• Must have HVAC knowledge and a CPO license is preferred.
