Job summary

Morgan Properties is seeking an Assistant Service Manager for the 504-unit Marchwood community in Exton, PA. You will lead a team of Maintenance Technicians and Make Ready staff, oversee work orders, apartment turns, and preventive maintenance, and help drive safety and quality.

This role requires at least 3 years of maintenance experience, hands-on skills across HVAC, plumbing, electrical, and building systems, and willingness to mentor others.

Qualifications

• Minimum 3 years of maintenance experience, preferably in multifamily housing or a related industry.
• Strong hands-on experience troubleshooting HVAC, plumbing, electrical, appliances, and general building systems.
• Experience mentoring or leading a maintenance team in a fast-paced environment preferred.

Responsibilities

• Lead, coach, and develop a team of Maintenance Technicians and Make Ready staff.
• Oversee daily work orders, apartment turns, preventative maintenance, and schedules.
• Provide advanced troubleshooting across HVAC, plumbing, electrical, appliances, carpentry and building systems.
• Maintain high standards for safety, quality, customer service, and operational excellence.
• Coordinate on-call rotations, maintenance programs, and daily workflow priorities.
