Job summary

Morgan Properties is seeking an Assistant Maintenance Manager for the Preserve at Milltown in Downingtown, PA. Lead maintenance operations alongside an experienced Service Manager and mentor the maintenance team across a busy 376-unit community.

You will handle on-site repairs, preventive maintenance, and on-call coverage while ensuring quality and safety standards and supporting tenant satisfaction.

Qualifications

• 2–3 years of multifamily maintenance experience.
• Strong HVAC troubleshooting experience is required.
• Well-rounded maintenance skills including appliances, electrical, plumbing, carpentry, drywall, and general building maintenance.

Responsibilities

• Assist the Service Manager with day-to-day maintenance operations of a 376-unit apartment community.
• Coordinate daily work orders, make-readies, preventative maintenance, and team priorities.
• Perform advanced troubleshooting and repairs involving HVAC systems, appliances, electrical, plumbing, carpentry, drywall, and general maintenance.
• Lead by example while mentoring Maintenance Technicians and providing day-to-day guidance.
• Prioritize workload and keep maintenance projects moving on schedule.
• Support grounds maintenance to meet company appearance standards.
• Help manage maintenance inventory, tools, equipment, and supplies.
• Conduct inspections of vacant apartments, common areas, and exteriors for quality standards.
• Support snow removal and emergency maintenance as needed.
• Participate in rotating 24-hour on-call schedule every three weeks.
