Job summary

Fairfield Residential in Nashville, TN is seeking a Maintenance Supervisor to lead a hands-on maintenance team across Newport Apartment Homes (235 units). The role blends technical repair work with people leadership to keep the community safe, well-maintained, and fully operational.

You will oversee preventive maintenance, respond to after-hours emergencies, manage service requests in Yardi, and monitor budgets and inventory while ensuring safety and quality service for residents.

Qualifications

• High school diploma or equivalent required.
• HVAC-EPA Type II or EPA Universal certification required.
• CPO certification strongly preferred; must obtain within 90 days if not held.
• Three+ years of hands-on apartment or building maintenance experience.
• Supervisory experience required.
• Experience with Yardi or similar property management software.
• Strong knowledge of residential plumbing, electrical, HVAC, carpentry, and appliance repair.
• Read/write/communicate in English; valid driver's license required.

Responsibilities

• Oversee and perform property maintenance repairs across the community.
• Schedule and monitor preventative maintenance programs.
• Respond to after-hours emergencies as needed.
• Manage service requests using Yardi or similar software.
• Maintain budgets and inventory for maintenance supplies.
• Lead and develop a diverse maintenance team; provide coaching.
• Deliver exceptional customer service to residents.
