Job summary

CLS Living is seeking a Maintenance Supervisor in Lawrence, KS to oversee all property maintenance, safety, and quality. You will lead a hands-on team, manage preventive programs, and ensure resident-focused service across HVAC, plumbing, and electrical systems.

Qualifications include EPA 608 HVAC cert, 3–5 years in multifamily/student housing maintenance, and 3+ years supervisory experience. Proficiency with Entrata and MS Office is expected; a strong safety mindset is essential.

Qualifications

• EPA 608 / HVAC Certification required.
• Proficient in basic building systems, including HVAC, electrical, and plumbing.
• Experience with Make Ready processes and unit turnover.
• Familiar with building automation systems and life safety systems.
• Proficient in Microsoft Outlook, Word, and Excel.
• Experience using property management platforms, preferably Entrata.

Responsibilities

• Build and lead a high-performing maintenance team, fostering professionalism and accountability.
• Provide ongoing training, supervision, and mentorship to maintenance staff.
• Promote a culture of safety, quality workmanship, and exceptional service.
• Ensure timely and professional response to all service requests.
• Set a strong example in work ethic, integrity, and a resident-first mindset.
• Oversee building systems including HVAC, plumbing, fire protection, and general repairs.
• Implement and manage preventive maintenance and safety programs.
• Conduct regular inspections of buildings, units, common areas, and grounds for safety and cleanliness.
• Maintain mechanical systems and equipment in good working order.
• Respond to emergencies and assist in preparedness planning.
• Supervise unit turns and ensure on-time completion with high standards.
• Coordinate and oversee vendor work; obtain bids and negotiate pricing.
• Complete and maintain work orders and inspection reports.
• Support GM in occupancy and collections goals and budget management.
• Identify cost-saving initiatives and revenue opportunities.
• Track maintenance spending and coordinate with the Regional Facilities Manager on capital projects.
• Foster strong resident relationships through timely, courteous service and proactive communication.
• Report resident issues to GM promptly and build relationships with university partners and vendors.
• Represent CLS Living’s brand and culture in all interactions.
