Bozzuto in Los Angeles seeks an Assistant Building Maintenance Manager to lead maintenance operations and uphold high standards of resident service. You will oversee HVAC, electrical, plumbing, and appliance repairs, plus make-ready and turnover tasks to support timely leases.

The role requires 5+ years in trades or facilities, HVAC/EPA/NAPE certification, and strong leadership. On-call weekend rotations and safety compliance are expectations.

Qualifications

• 5+ years of experience in trades, facilities or residential building maintenance.
• Leadership and supervisory experience preferred.
• HVAC, EPA and/or NAPE certification required.
• Knowledge of risk management, OSHA and MSDS.
• Proficiency with HVAC, plumbing, electrical trades and appliance repair.
• Basic carpentry, drywall and painting skills.
• Exposure to complex mechanical systems (central plant, boilers, chillers).
• Safety mindset with attention to detail.
• Builder’s mentality and problem solving approach.
• Excellent written and verbal communication skills.
• Professional appearance and tech comfort.
• Availability for emergency situations and on-call rotation.
• Ability to lift 25–50 lbs frequently, climb stairs, ladders, weather conditions.

Responsabilités

• Provide timely follow ups on resident service tickets.
• Resolve HVAC, electrical, plumbing and appliance issues.
• Manage make-ready and turnover to enable leases.
• Execute preventative maintenance to preserve building value.
• Maintain building aesthetics, safety and grounds upkeep.
• Operate at peak efficiency for property components.
• Follow building, county and safety codes; support accident-free operations.
• Work weekends and participate in on-call rotation.
