Job summary

Greystar is hiring a Maintenance Technician to preserve the indoor and outdoor conditions of our communities. You will address work orders, diagnose defects, and perform repairs to meet safety and quality standards.

You’ll also manage the make-ready process for vacants, coordinate vendors, and ensure common areas reflect the high Greystar standard. You will help set maintenance and cleanliness benchmarks, inspect work, and assist in budgeting for repairs and capital projects.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance, other building maintenance, or related trade.
• Incumbents must provide own hand tools and be skilled in safe use of tools and equipment.
• Ability to apply logical thinking to problems.
• Customer service and interpersonal communication skills.
• Ability to read, write, and communicate to represent management.
• Proficiency with basic software and MS Office; PM system experience preferred.
• Mathematical skills for basic financial/admin tasks.

Responsibilities

• Diagnose service requests from residents and perform repairs per policies and safety standards.
• Oversee and complete make-ready process for vacant units; inspect and schedule vendors as needed.
• Set cleanliness and appearance standards for grounds, exteriors, interiors, and common areas to reflect Greystar quality.
• Periodically inspect work by team members and contractors; implement corrective actions.
• Maintain inventory of parts and materials; coordinate with Community Manager on costs and budgeting.
• Perform monthly preventative maintenance procedures per Manual and policies.
• Assist in budget development for repairs and capital projects.
• Support cost-control by repairing rather than replacing when possible.
• Conduct regular safety meetings and keep OSHA and MSDS updated.
• Provide courteous, responsive customer service to residents and team members.
