Job summary

AION is seeking an Assistant Maintenance Manager for the Reserves at Tidewater in Norfolk, VA. You will oversee all maintenance activities, coordinate apartment turns, and ensure curb appeal while supporting customer service needs.

Responsibilities include scheduling preventive maintenance, managing inventories, directing contracted services, and maintaining records for budgets and safety compliance. This role requires supervisory experience and a strong focus on reliability and resident

Qualifications

• High school diploma or equivalent.
• CFC Certification Universal.
• Valid Driver’s License.
• 4+ years maintenance and repair experience for apartment communities.
• 2+ years supervisory experience.
• Strong computer skills and proficiency in Microsoft Office.
• Excellent English communication skills, both verbal and written.
• Ability to walk the grounds and apartments, ascend stairs, lift 60 lbs., climb ladders.
• Make ready board management experience.
• Experience in work order management and inventory control.
• Must be available 24/7 for emergencies.

Responsibilities

• Direct and oversee all aspects of maintenance of the community.
• Schedule and perform preventative maintenance, inspections, nighttime lighting audits, and janitorial services.
• Maintain accurate records for all services, including work orders and contracts completed.
• Walk the property daily to uphold curb appeal and monitor safety issues.
• Schedule and coordinate apartment turns, including assistance with resident move out and apartment renovations.
• Follow expense guidelines, monitor operating expenses, and recommend cost saving strategies.
• Manage inventory and storage area, purchasing maintenance materials, and keeping logs.
• Coordinate contracted services, solicit bids, assess work, and track invoices for timely payment.
• Notify Property Managers with solutions for safety or liability concerns, and preventive maintenance needs.
• Conduct weekly safety meetings and document procedures and training.
• Perform other duties as required.
• Complete service requests from residents and team members promptly and professionally.
• Audit key tracking system daily and weekly.
• Support and assist the Regional Service Director and Property Manager with new hire selections.
• Train and mentor team members; foster team environment and effective communication.
