Job summary

AION is seeking a Maintenance Technician for Reserves at Tidewater in Norfolk to perform routine maintenance, repairs, and preventative tasks across residential units, common areas, and building systems. You will respond to service requests and assist with PM programs while ensuring life-safety compliance and company standards.

Qualifications

• High school diploma or equivalent.
• 1–3 years of maintenance or facilities experience preferred.
• Basic knowledge of plumbing, electrical, carpentry, and general repairs.
• Trade School Certification a plus.
• Ability to follow instructions and complete tasks independently.
• Valid driver’s license and reliable transportation.
• Ability to lift up to 50 pounds.

Responsibilities

• Perform routine maintenance and repair work orders promptly and professionally.
• Handle repairs to plumbing, electrical, carpentry, appliances, and building systems.
• Assist with unit turns, including inspections and readiness for occupancy.
• Respond to emergency maintenance issues and participate in on-call rotations as required.
• Assist with scheduled preventative maintenance inspections and services.
• Identify safety concerns and report potential failures; document findings in the maintenance system.
• Ensure proper operation of safety systems like smoke/CO detectors and fire stops.
• Collaborate with maintenance team and property staff; keep tools and areas organized.
• Support managers and senior technicians as assigned.

The Maintenance Technician at Reserves at Tidewater in Norfolk is responsible for performing routine maintenance, repairs, and preventative maintenance tasks for residential units, common areas, and building systems. This role supports safe, efficient property operations by responding to service requests, assisting with preventative maintenance programs, and ensuring compliance with company standards and life-safety requirements.

Essential Duties and Responsibilities

Maintenance and Repair

• Complete routine maintenance and repair work orders in a timely and professional manner
• Perform work order repairs involving plumbing, electrical, carpentry, appliances, and building systems
• Assist with unit turns, including inspections, repairs, and readiness for occupancy
• Respond to emergency maintenance issues and participate in on-call rotations as required

Preventative Maintenance

• Assist with scheduled preventative maintenance (PM) inspections and services
• Identify and report maintenance issues, safety concerns, and potential system failures
• Accurately document completed work and inspection findings in the maintenance management system
• Complete assigned PM tasks in accordance with established schedules and procedures

Compliance and Safety

• Follow all safety policies, procedures, and use required personal protective equipment (PPE)
• Assist in maintaining compliance with life-safety standards, building codes, and company policies
• Verify proper operation of smoke detectors, CO detectors, fire stops, and other safety systems
• Report leaks, mold-related growth (AMG), and hazardous conditions immediately

Team and Property Support

• Work collaboratively with other maintenance team members and property staff
• Maintain organized tools, equipment, and work areas
• Provide courteous and professional service to residents and staff
• Support Service Manager, Assistant Service Manager, and senior technicians as assigned

• Ability to respond to after-hours emergencies as required
