Job summary

Greystar Worldwide, LLC is seeking a maintenance technician to ensure proper upkeep of inside and external areas, meeting Greystar standards for cleanliness, safety, and functionality.

The role involves diagnosing resident requests, completing make-ready tasks, maintaining inventory, and performing preventative maintenance. Strong customer service and tool proficiency are required; EPA certifications are a plus.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance or related trade.
• Incumbents must provide own hand tools unless prohibited by State law and must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices.
• Ability to apply principles of logical thinking to define and correct problems.
• Proficiency in customer service and interpersonal communication skills in order to effectively interact with residents, clients, team members, and other business contacts, respond courteously to questions and requests, and stay calm when addressing and resolving customer problems.
• Proficiency in internet, word processing, spreadsheet, and database management programs; PMS experience preferred.
• Mathematical skills necessary to perform financial, administrative, and legal document reviews.

Responsibilities

• Assists and completes work orders generated from resident requests and routine upkeep by diagnosing the defect and repairing it.
• Oversees the make-ready process to prepare vacant units for new move-ins and schedules needed tasks and vendors.
• Develops standards for cleanliness and appearance of grounds, interiors, and common areas to reflect Greystar quality.
• Periodically inspects work by service staff to assess policy effectiveness and implement corrective actions.
• Inspects contractors and vendors to verify quality and scope meet requirements.
• Maintains inventory of spare parts and maintenance materials with budget in mind.
• Performs monthly preventative maintenance as outlined in manuals.
• Assists Community Manager in budgeting for repairs and capital projects.
• Supports cost-saving by repairing instead of replacing where feasible.
• Leads safety meetings and ensures OSHA and MSDS compliance.
