Apartment Management Consultants (AMC) is seeking a Maintenance Supervisor to oversee the maintenance team and manage upkeep for properties. You will coordinate daily tasks, oversee vendor work, and ensure safety standards are met, while maintaining positive relationships with residents and staff.

Qualifications

• Knowledge of HVAC, plumbing, and electrical systems.
• Self-motivated with strong attention to detail.
• Ability to operate various hand tools including power tools.
• Ability to maintain positive relationships with internal and external contacts.
• Property maintenance/handyman experience; supervisory experience preferred.

Responsibilities

• Perform and schedule daily maintenance tasks including preparing vacant units for occupancy and preventive maintenance.
• Assist with interviewing, screening, and making recommendations for service, housekeeping/custodial, or grounds personnel; in conjunction with the manager.
• Assist in training of service, housekeeping/custodial, or grounds personnel.
• Clean and maintain work areas, tools, and equipment.
• Take initiative to improve maintenance processes and methods.
• Maintain MSDS sheets and replacement logs.
• Hold maintenance team accountable for attendance and performance.
• Schedule and assist in supervision and selection of vendor work.
• Oversee inventory, ordering and delivery of supplies for service, custodial and grounds departments.
• Ensure OSHA standards and safety policies are followed.
• Handle lock-outs due to evictions and provide 24-hour response to requests.
• Be available on an on-call basis.
• Report unusual or extraordinary circumstances about property or residents.
• Remove snow and ice as necessary; ensure tools are on hand.
