Job summary

Willow Bridge Property Company is seeking an experienced Maintenance Supervisor to oversee maintenance operations at a multi‑family community in Austin, TX. You’ll lead a team, apply strong trade knowledge, and uphold safety and quality standards every day.

Responsibilities include coordinating make-readies and projects, updating service requests in Yardi Mobile, training staff across trades, managing vendor relations, and monitoring the department budget to protect asset longevity.

Qualifications

• Minimum of 5 years’ related maintenance experience; property management preferred.
• Proven ability to supervise and lead a team.
• Expert-level understanding of basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair.
• Certifications preferred: HVAC, EPA & CPO where applicable.
• Effective communication and interaction with management team, partners, subordinates, vendors or residents sufficient to exchange or convey information and give and receive work direction.

Responsibilities

• Ensure make-readies and maintenance projects meet quality standards.
• Maintain and update all service requests using Yardi Mobile until completion.
• Troubleshoot and train maintenance staff on trades to assess function and decide on repair or replacement.
• Plan, schedule, and supervise maintenance staff for daily activities.
• Hire, train, and develop maintenance staff; enforce safety policies.
• Communicate effectively within the team; lead safety meetings.
• Coordinate with vendors and contractors for installation, maintenance, repair.
• Apply preventive care and timely repairs to protect long-term asset condition.
• Maintain department budget; negotiate bids; inspect vendor work.
• Purchase maintenance supplies; manage inventory.
