Job summary

Bell Partners in Charlotte, NC is seeking a Maintenance Manager to lead the on-site maintenance team for our community. You will supervise maintenance staff, coordinate repairs and maintenance tasks, and ensure a safe and attractive environment for residents.

The role requires hands-on experience with HVAC, plumbing, electrical, carpentry and mechanical systems, plus EPA 608 Type I/II and CPO certifications. Strong customer service and teamwork are essential.

Qualifications

• High School degree or equivalent is required.
• 2-5 years previous maintenance experience in a multi-family housing environment is preferred.
• EPA 608 Type I and II certifications, plus a current CPO certification, are required.
• Knowledge of HVAC, plumbing, electrical, basic carpentry and mechanical systems is necessary.
• Proficiency with computer tools including Ops Technology and email is expected.
• Ability to work days and evenings, weekdays and weekends is required.
• Demonstrate Bell Core Values and exceptional customer service; work well in a team.
• Clear oral and written communication skills.

Responsibilities

• Recruit, hire, train and supervise all maintenance associates and conduct performance appraisals.
• Ensure the community and grounds are safe, attractive and well maintained.
• Inspect the community regularly and identify repair needs.
• Coordinate lawn and outdoor grounds services with approved vendors.
• Set up and maintain the Community Compliance Manual.
• Respond to maintenance requests from residents and staff.
• Prepare apartments for new residents.
• Ensure proper trash removal and disposal.
• Keep maintenance items in safe areas to prevent injuries.
• Maintain availability to residents, management and staff on a regular basis.
• Attend meetings and training sessions.
• Follow all safety/OSHA requirements.
• Maintain regular attendance and punctuality.
• Perform additional duties as assigned.
