Job summary

CRM Residential is seeking a Maintenance Supervisor to oversee preventive maintenance, manage the maintenance team, and ensure timely repairs across properties. The role includes emergency coverage, coordination with the Community Manager, and accountability for safety, inspections, and budget support.

Qualifications

• High School diploma or equivalent is required; 3–4 years of supervisory experience offset educational requirements.
• Experience with boilers or appliance repair/diagnostics is preferred.
• Must have a valid driver’s license and reliable transportation.
• On-call availability for nights and weekends as required by the property.
• Familiarity with OSHA, fire prevention and safety regulations.

Responsibilities

• Implement and supervise the preventive maintenance system for all buildings and equipment.
• Provide coverage for emergencies and coordinate absences with the Community Manager.
• Inspect buildings, grounds, and systems; communicate deficiencies to the Community Manager.
• Supervise Maintenance Technicians and other maintenance staff.
• Ensure timely completion of repairs and work orders; maintain the master work order log.
• Manage maintenance shop inventory, supplies, and equipment.
• Oversee project vehicle and monitor daily mileage.
• Assist in annual budgeting and operating plans; prepare bid specifications and obtain bids.
• Support inspections (REAC, annual/unit/local inspections) and ensure timely work orders.
